Sumter County

Built Around A Retirement Community, A Crossroads And Open Land

Sumter County has grown around The Villages. Retail, restaurants, banks, medical and dental offices, therapy and professional services have been built to serve residents, and many are new or fairly new.

Newer buildings still need a careful look: roof flashing, rooftop HVAC set-up, parking lot drainage and the finish quality of tenant build-outs. A warranty may still be running, which makes a written list useful.

Wildwood sits where I-75 meets the Turnpike, and distribution and light industrial buildings follow that kind of access. For those buildings the big-ticket items are roofs, docks, doors, electrical service and paving.

Outside The Villages, Sumter County is mostly rural, with a few small towns: Bushnell, Webster, Coleman and Center Hill, along with Wildwood. The county has a long history, reaching back through the Seminole Wars and the Civil War, and its land has been used for cattle, citrus, timber and some quarrying. That adds older small-town buildings, farm and rural commercial properties, and sites where past use is worth asking about.

When a buyer or lender wants to know what a site was used for in the past, a Phase I Environmental Site Assessment can be added. We coordinate it, and Grant holds Phase I certification.
