Four Corners is based in Clermont, so South Lake buildings are the ones we know best. We also inspect commercial properties across the rest of Lake County and wherever the work is.
Home base
South Lake has grown quickly. Around Clermont, Minneola, Groveland and Four Corners, a lot of the retail, office and medical space is new or fairly new, built in the last stretch of years to keep up with new neighborhoods. New does not mean problem-free. Quick builds leave drainage, roof flashing, rooftop HVAC set-up and parking lot grading worth a careful look, and a builder's warranty clock may already be running.
In Mascotte and Groveland you also find older agricultural and light industrial buildings, metal and block structures that have been repurposed more than once.
Further north, Tavares, Mount Dora, Eustis and Leesburg have older downtowns with masonry storefronts, upper-floor offices and buildings on or near the lakes. Age and moisture are the main questions there: roofs, parapets, windows, old plumbing, and past additions.
Lady Lake and Fruitland Park sit beside a large retirement community, so medical offices, therapy and service retail are common. Accessibility features matter more in those buildings than almost anywhere else.
Central Florida rain finds every weak flashing and every low spot in a lot. We report roof type, age when it can be determined, ponding, and where water leaves the property.
Packaged units on newer plazas often arrive with condensate and curb problems. On older buildings we focus on age, service access and remaining life.
Rolling terrain around Clermont and the ridge areas means grade and runoff are real issues for paving, curbs and building edges.
In the older lake towns we watch for moisture staining, cracking, rot at wood components and past repairs. A wood-destroying insect inspection can be added.
Ramps, entrances, restrooms and parking are observed and noted. A full ADA review is available as an add-on.
Some Lake County buildings are on septic or older sewer lines. A sewer camera inspection can be added when the building has them.

Are you really based in Lake County?
Yes. Four Corners Inspection Services is based in Clermont, and Grant Doutt lives and works here. Most of our commercial work starts with a call to the owner, not a dispatcher.
My building is new. Do I still need an inspection?
Often more so. New commercial buildings can have workmanship and drainage issues, and an inspection before a warranty runs out gives you a documented list to take back to the builder or seller.
Can you inspect an older downtown building?
Yes. Older masonry and wood-framed buildings are a regular part of the work. We report what is visible and reachable, such as the roof, structure, moisture signs, electrical, plumbing and HVAC, and tell you what deserves a specialist.
