Water, Karst And Well-And-Septic Properties

Citrus County sits on limestone with springs, rivers and low coastal land. Waterfront and near-water buildings in Crystal River and Homosassa live with humidity, salt exposure and the chance of past flooding. Inland, the ground itself is a question: Florida limestone areas can show settlement and cracking, and we note what is visible.

Outside the service areas of the larger utilities, many properties rely on septic systems and wells, so those can be part of the property. We can add a sewer camera inspection where there are sewer lines and tell you when a septic or well specialist should be called.

Citrus County is rural. Much of it is small towns, waterfront communities and open land, and many commercial properties are small, locally owned buildings on their own parcels rather than part of a shopping center or business park. That changes what a buyer needs to know about the property, such as access, utilities, drainage and what is on the land around the building.

The buildings we see are small and mid-size: marinas and waterfront businesses, RV and lodging properties, small retail, professional and medical offices, churches and light commercial or industrial buildings.

Many are older and have been added to over time, so we pay close attention to roofs, moisture, wood components and the electrical and plumbing that have been altered along the way.

What We Look At Closely In Citrus County

Waterfront and marine exposure

Docks and seawalls are outside what we inspect, but we look at the building for moisture, corrosion and storm-related repairs.

Ground movement signs

Cracks, uneven floors and sticking doors can point to settlement. We cannot test the ground, and we tell you when a specialist is needed.

Wood and insects

Older wood-framed buildings are common here. A wood-destroying insect inspection can be added.

Septic, wells and sewer lines

We note what is visible. A sewer camera inspection can be added, and a septic or well specialist when needed.

Roofs on older, expanded buildings

Multiple roof sections, additions and patch repairs. We report type, age when it can be determined and condition.

Mold and moisture

In humid, low-lying areas, moisture matters. A mold assessment can be added when conditions call for one.

Citrus County Questions

Can you inspect a waterfront or marina-related building?

We inspect the building and its systems. Docks, seawalls and marine structures are outside our scope, and we note them when we see problems.

Do you inspect buildings on septic?

We note visible conditions. A septic system needs its own specialist, and we tell you when we think one is warranted.

Can you add a wood-destroying insect or mold inspection?

Yes. Both can be added to an inspection when the building calls for them.
