Commercial Inspection - Polk County
Polk County is several markets in one. A Lakeland office, a Haines City warehouse and a Fort Meade acreage need different questions asked, and we ask them.

Three markets, three sets of questions
Lakeland and Auburndale
Older downtown offices, mid-century retail and medical buildings alongside newer plazas near the Polk Parkway and I-4. Age is the issue: roofs, electrical capacity, original plumbing and HVAC that has been patched for years.
Winter Haven, Haines City, Davenport
Fast growth along US 27 and I-4 has brought retail, hospitality, small multi-family and a lot of warehouse and flex space. We look at roof systems on big-span buildings, loading and dock areas, electrical service and parking lot drainage.
Bartow, Lake Wales, Mulberry, Fort Meade and east
County-seat downtowns, citrus and agricultural buildings, and land shaped by two big local industries: citrus and phosphate mining. Here, the environmental history of a site can matter as much as the building itself.
Polk County has long been one of the leading citrus counties in Florida and has a long history of phosphate mining, especially around Bartow, Mulberry and Fort Meade. Many sites have decades of agricultural, citrus, mining and industrial use behind them. When a buyer or lender wants to understand past uses of a site, a Phase I Environmental Site Assessment can be added to the inspection. We coordinate it, and Grant holds Phase I certification.
Florida has sinkhole-prone geology. We cannot test the ground, but we do note visible signs such as cracking, uneven floors, separated joints and door and window binding, and tell you plainly when a specialist should be called.
Big warehouse and flex roofs are expensive. We report roof type, age when it can be determined and condition. A drone or aerial roof survey can be added for large roofs.
We travel to where the work is. We regularly inspect commercial properties in and around:
Do you inspect commercial properties in Polk County?
Yes. Four Corners travels to where the work is, and Polk County is a regular part of it. Tell us about the property and we will confirm the scope and send a written proposal.
Can you inspect a warehouse or flex building?
Yes. We look at the roof, structure, dock and door areas, electrical service, lighting, fire and life safety components at the visual level, and the paving around the building.
Should I add a Phase I Environmental Site Assessment?
If the site has a history of farming, mining, fuel storage, manufacturing or dry cleaning, or if your lender asks for one, it is worth considering. We can add it, and we will tell you honestly when we think it is not needed.
What about wood-destroying insects and sewer lines?
Both can be added. A wood-destroying insect inspection makes sense for buildings with wood framing. A sewer camera inspection can show underground problems a visual inspection of the building cannot.
How much does it cost?
The fee depends on the size and type of the building, the level of inspection and the travel involved. You get a fixed fee in writing before anything is scheduled. Call (352) 272-1322 or request a proposal.
Tell us about the property. We will call you to confirm the scope, then send a fixed-fee written proposal.
