The Deliverable

What Is In Your Commercial Inspection Report

You are paying for the report, so you should know what is in it. Here is what each level delivers, how findings are written, and what a report cannot tell you.

How findings are written

Built To Be Read

What we found

A plain description of the issue and exactly where it is in the building, with photos.

Why it matters

What the condition means for the building, the budget or the safety of the people in it.

What to do about it

Repair, replace, monitor or keep up with maintenance, in order of what matters most.

Level 3 cost figures are planning-level opinions of probable cost based on market data and estimating tools. They are not bids or contractor quotes.

The honest limits

What A Report Cannot Tell You

An inspection is a snapshot of what could be seen and reached safely on the day. Every report states what was not inspected and why, so you know where the gaps are.

  • It is visual. We do not open walls or do destructive testing.
  • Hidden conditions cannot be reported.
  • Fire and life safety and accessibility items are observed, not tested or certified. A full accessibility review is available.
  • It is not a code compliance review, an appraisal or legal advice.

Common questions

Report Questions

Do I get photos?

Yes. Photos document the conditions we describe, so you and your contractors can find each item.

Who is the report written for?

The client named in the inspection agreement. If your lender, broker or attorney needs to rely on it, tell us up front so it can be handled in writing.

When do I get the report?

Your written proposal states the delivery date, so you can plan around your deadline. The report is released once payment is complete.

Can I ask questions after I read it?

Yes. You deal with the owner from the first call, and that does not stop when the report is delivered.
