Commercial Inspection - Gulf Beaches

Commercial Property Inspections on Florida's Gulf Beaches

From St. Pete Beach north to Homosassa, this coast runs on tourism, and its buildings live with salt, wind, water and hurricane threats. Knowing what a building has been through matters more than ever.

A Building's Storm History Is Part Of Its Condition

Hurricane threats are a fact of life on this coast, and the 2024 storm season, including Helene and Milton, put storm surge and flooding into buildings from the beaches to the coastal towns farther north. Many buildings have been flooded, dried out, repaired or rebuilt since. Some repairs are thorough and some are cosmetic. A fresh coat of paint and new flooring can sit on top of wet framing, old wiring and corroded equipment.

We look for visible signs of past water intrusion, and we tell you what records to ask the seller or landlord for, such as repair permits, contractor invoices and insurance claim history.

Salt air works on rooftop equipment, flashing, fasteners and electrical gear all year. Buildings close to the water show it sooner.

This coast is built around tourism. Restaurants, small hotels and motels, rental properties, gift and beach shops, marinas and waterfront businesses are common, and many run hard in season and sit quiet the rest of the year. Seasonal use, heavy foot traffic and constant exposure to salt air wear a building in ways an ordinary office never sees.

We inspect small and mid-size buildings along the coast: restaurants, small lodging, retail, professional offices and small mixed-use properties. For a larger property, call us and describe it, and we will talk through the scope.

Questions A Beachside Buyer Should Ask

Was it flooded, and how was it repaired?

We look for visible evidence and point you to the records worth requesting. We do not decide flood zones or insurance eligibility.

What shape is the roof and rooftop equipment?

Age when it can be determined, condition, and corrosion on units, curbs and flashing.

Are the openings and doors holding up?

Storefront glass, doors, overhead doors and sealants take wind and driven rain.

What is behind the finishes?

Moisture staining, soft spots, musty areas and mismatched repairs often show where water has been.

What do the electrical and plumbing look like?

Panels, disconnects, exterior fixtures and visible plumbing, with attention to corrosion and past repairs.

Do I need a specialist?

When we see signs that need an engineer, electrician or other specialist, we say so plainly.

Gulf Beaches Questions

Can you tell me if a building was damaged by a past storm?

We report visible signs of past water intrusion and repairs that look recent or incomplete. We cannot see inside walls, so we also point you to the permits and records to request.

Do you inspect restaurants and small lodging?

Yes. A restaurant kitchen review can be added to look closely at ventilation, grease and drainage systems.

Can you inspect for flood zone or elevation?

No. We do not determine flood zones, elevation or insurance eligibility. Your insurance agent or a surveyor can supply those.

How much does a commercial inspection cost on the Gulf beaches?

The fee depends on the size and type of the building, the level of inspection and the travel involved. You get a fixed fee in writing before anything is scheduled. Call (352) 272-1322 or request a proposal.

Do you travel to the Gulf beaches?

Yes. We are based in Clermont and we travel to where the work is. Tell us where the property is and we will confirm it is a good fit.
