Buildings We Inspect

Commercial Buildings We Inspect

Four Corners is a boutique practice for small and mid-size commercial buildings across Central Florida. Here are the kinds of buildings we work on most, and what we look at in each.

Small church building with stone entrance, metal roof and accessible parking

By building type

Where We Do Our Best Work

Retail And Strip Centers

Shared roofs, shared parking and a mix of tenants. The common areas are the owner's problem, and so are the roof and the drainage.

What we pay attention to

  • Roof coverings, flashing and drainage over several tenant spaces
  • Parking lot, curbs, sidewalks and entrances
  • Storefront glass, doors and exterior walls
  • Rooftop air conditioning units, electrical panels and common-area lighting

Often a fit for: Level 2 or Level 3 when buying or financing

Offices

Usually a straightforward building, where the cost lives in the roof, the air conditioning and the electrical service.

What we pay attention to

  • Roof, exterior walls, windows and signs of past leaks
  • Air conditioning and ventilation equipment
  • Electrical service, panels and lighting
  • Restrooms, exits and accessible entrances

Often a fit for: Level 2, or Level 3 for lenders and investors

Medical And Dental Offices

Medical buildings put more demand on plumbing, power and air conditioning, and accessibility matters more.

What we pay attention to

  • Plumbing, restrooms and visible water damage
  • Electrical capacity and visible emergency power
  • Air conditioning and ventilation
  • Accessible entrances, restrooms and paths

Often a fit for: Level 2 or Level 3. Specialized medical equipment and gas systems are not part of our inspection and need a specialist.

Restaurants

Kitchens are hard on a building. Grease, heat, water and constant use wear things out faster than in almost any other space.

What we pay attention to

  • Visible condition of the kitchen hood, exhaust and fire suppression components
  • Grease interceptor and floor drain access
  • Plumbing, water heating and restrooms
  • Roof penetrations, electrical loads and refrigeration enclosures

Often a fit for: Level 2, with a sewer camera inspection added when drains are a concern

Small Warehouses And Flex Space

Simple buildings with big roofs and big doors. The roof, the slab and the drainage tend to decide the outcome.

What we pay attention to

  • Roof, gutters and site drainage
  • Overhead doors, dock equipment and walls
  • Slab condition and cracks
  • Electrical service, lighting and visible sprinkler components

Often a fit for: Level 2 or Level 3

Small Multi-Family

Apartment buildings and small residential communities are inspected as a building. Units are looked at as agreed in your proposal.

What we pay attention to

  • Roofs, exterior walls, balconies and stairs
  • Common areas, parking and site drainage
  • Building systems: plumbing, electrical and air conditioning
  • A sample of units, with the number agreed in advance

Often a fit for: Level 3 for buyers and lenders

Small Churches

Churches are open to the public a few hours a week and often maintained by volunteers, so small problems can run a long time unnoticed.

What we pay attention to

  • Roof, steeple or tower connections, and signs of leaks over the sanctuary
  • Large air conditioning systems and electrical service
  • Exits, exit lighting and visible fire and life safety components
  • Accessible entrances, restrooms and fellowship hall kitchen

Often a fit for: Level 2, or Level 3 for a purchase or a loan

Day Care Facilities

The building has to work for the youngest and most vulnerable occupants, so exits, restrooms and safe surroundings matter most.

What we pay attention to

  • Exits, exit lighting, alarm and extinguisher components observed visually
  • Restrooms, plumbing and water heating
  • Air conditioning, electrical and visible water damage
  • Fenced play areas, walks and parking. Playground equipment safety and state licensing compliance are not part of our inspection.

Often a fit for: Level 2 or Level 3

Small Mixed-Use Buildings

A shop below and apartments above. Two kinds of occupancy share one roof, one structure and often one set of utilities.

What we pay attention to

  • Roof, exterior walls, balconies and stairs
  • Visible separation between the commercial space and the apartments
  • Electrical panels and meters, plumbing and air conditioning for each use
  • Common areas, parking and site drainage

Often a fit for: Level 2 or Level 3

Lease Spaces

Whether you are a tenant or a landlord, a dated record of the space before move-in protects you at move-out.

What we pay attention to

  • Interior finishes, ceilings, flooring and restrooms
  • Air conditioning, electrical and plumbing serving the space
  • Doors, storefront and visible water damage
  • Baseline report for a triple-net lease or a build-out

Often a fit for: A baseline report. See lease inspections
