Commercial Inspection - Pinellas County

Commercial Property Inspections in Pinellas County, Florida

Pinellas is one of the most built-out counties in Florida. There is little empty land left, so most commercial buildings here are older, renovated or changed from one use to another. We document what is actually there.

Dense, Built-Out And Older

Where Buildings Get Reused, Renovated And Reworked

St. Petersburg, Gulfport, Pinellas Park

Urban Core And Industrial

Downtown and mid-rise offices, older mid-century retail, and warehouse, light industrial and service buildings, especially around Pinellas Park. Flat roofs, aging electrical service and original plumbing are the usual questions, and so is what a building was used for before.

Largo, Seminole, Clearwater

Medical, Retail And Redevelopment

Medical and professional offices, long strip centers and older plazas that have been renovated more than once. Tenant build-outs, added mechanical equipment and patched roofs are common, and the paperwork for the work is worth asking about.

Palm Harbor, Safety Harbor, Oldsmar, Tarpon Springs

North County Mix

Retail centers, medical and office parks, light industrial space in Oldsmar, and the historic downtown and waterfront of Tarpon Springs. Newer centers need a look at workmanship and drainage. Older ones need a look at age and moisture.

Pinellas County Questions

The building was renovated or changed use. Does that matter?

Yes. Renovations and changes of use are common in Pinellas, and the quality varies. We report what is visible and point you to the permits and records worth requesting from the seller or landlord.

Can you inspect a warehouse or light industrial building?

Yes, for small and mid-size buildings. We look at the roof, structure, dock and overhead doors, electrical service, lighting and paving. For a very large property, call us and describe it.

Can you tell me if the building is in a flood zone?

No. We do not determine flood zones, elevation or insurance eligibility. We do look for visible signs of past water intrusion. Your insurance agent or a surveyor can supply the flood zone.

Do you inspect older downtown buildings?

Yes. We report what is visible and reachable, and tell you what deserves a specialist.

How much does a commercial inspection cost in Pinellas County?

The fee depends on the size and type of the building, the level of inspection and the travel involved. You get a fixed fee in writing before anything is scheduled. Call (352) 272-1322 or request a proposal.
